My old home located in Windfall, Indiana the property is being sold as: "As Is Condition."
I've hired a crew to remove the old mobile home, will update the photo's below soon as they are finished clearing off the property this month as per the contract.

I originally listed this property to local residents in the amount of $12,000, but since then I have dropped the price down to $6,500.00. Both the 'spring and fall tax installments' on the property has been paid in full.
Also, Note* I am giving -0- warranties on the property now &/or in the future and the buyer will be responsible for all clean up of the property upon acquistion-possession of the deed at closing.
I've been pre-advised through legal council that since we have placed this property on the market to sale eversince we moved out of it back in October 2007, I am not responsible for the condition of the property then and/or at present, but I've contracted a crew to remove the mobile home and all debris on the property, whatever the crew doesnt remove, the new buyer will be responsible for removing at their own pace.
Since this country is still having a crisis, I reduced the price down a bit, but I've also had to hire and pay to have the mobile home removed, so with that the price now stands at: $6,500.00 firm. (I may consider a trade of some other type of property, ie: a vehicle, a computer, or ? with the balance in cash. Other aspects to be considered for purchasing this property are:
If ya didn't want to build on it immediately, the land could be a nice investment to resell later when the property values jump in the future...as we've been advised that the area is suppose to be added as a sub-section of a larger community that has been slowly expanding their territory northward. So what that means when it goes into effect, anyone having property in that area, the land will increase in value. According to the experts that property could jump in value as much as $40,000 in a matter of a couple years. So with that advice we tried to hang onto as long as we could, but we need the cash worse now than to wait it out, so whomever buys it will have that same opportunity, hangon to it, then when the value jumps...sell it, and make a tidy profit.
